Pre-commission cleaning

Houseman Services recognises the need for modern water systems to have the highest level of cleanliness. System contaminants, if not removed at the pre-commission cleaning stage, can result in a system failing to achieve optimal performance. We offer a fully comprehensive pre-commission cleaning service in accordance with the current BSRIA guidelines: AG1/2001.

Pre-Com System review

A fully trained operative will attend site prior to our attendance to conduct any pre-commission procedures.
They will liaise with the site project manager and ensure the adequate provision of flushing points and adequate foul sewage drainage points.
A site-specific method statement will then be provided for approval.
We will apply for a water discharge licence from the relevant water authority. This is now a legal requirement when dumping large amounts of water with chemicals through the foul sewer.
We will take a sample from the water to be used for the flushing procedure.
This sample will be sent for independent analysis and test for TVC & pseudomonas.

The system is to be fully pressure tested, filled and vented prior to our arrival on site.

The cleaning process

System dynamic flushing
We’ll remove as much debris as possible from the system to reduce the potential for system blockages. This process maximises flow rates through main risers and sub-branches as detailed within the BSRIA AG1/2001 guidelines.
Biocide wash
If the laboratory analysis indicates a high level of bacteria (pseudomonas) within the system, a full biocide will be carried out to remove bio films and bacteria from the system.
Chemical clean
When the system is set to work, movement of the pipe work due to thermal expansion or contraction may cause contaminants to be released into the fluid stream (iron oxide). Chemical cleaning loosens surface deposits so they can be removed from the system, creating a stable surface within the pipe work. When maintained by an ongoing water treatment regime, this will resist further corrosion. On completion of the chemical clean, the system is then flushed so parameters remain within 10% of the incoming mains water.
System inhibiting
The system will be dosed with a suitable corrosion inhibitor and biocide to ensure ongoing protection from metal corrosion and bacteria-based problems. At this stage, samples will be taken and submitted for independent analysis (as detailed within BSRIA AG1/2001).
Back Flushing
All terminal units should have been isolated during the pre-flushing procedures. The purpose of back-flushing is to remove any debris that has collected within the terminal units. On completion of our flushing procedures, a full set of documents will be forwarded for addition to the site O&M manuals. A copy of a typical set of documents can be provided for further information if required.

The cost of failure

If this work is not completed to the highest level, it will have a knock-on effect to other trades. This can lead to high remedial costs and the delay in practical completion, which could result in financial penalties.

Closed system analysis

Closed systems are an established way of heating or cooling water in buildings, industrial systems and manufacturing processes.

The water within closed systems must be treated to prevent corrosion and the build-up of foulants, calcium carbonate scales and harmful bacteria/ micro-biological activity. In severe circumstances valves can become blocked, leaks can occur, and systems can become irreparable.

We go by the mantra that prevention is better than cure, aiming to save you the time, money and stress that arranging for callouts and repair work would cause. Ignoring your closed systems may seem like a convenient way to save costs, but when things go wrong it can prove to be extremely expensive and disruptive to your business!

Typical problems we deal with:

- 'Too hot' or 'too cold', i.e. poor heat distribution

- Reduced efficiency (from rising energy bills to decreasing staff morale and efficiency)

- Leaks from fan coil units (and therefore damage to ceiling tiles and decor)

Reverse osmosis

Reverse osmosis is a membrane separation process which separates dissolved salts (ions) present in water and allows clean water molecules to pass through the membrane. In reality, it is the water molecules that are separated from the dissolved salts and not, as is known from ion exchange, the ions that are removed from the water.

The dissolved salts are removed by up to 99% - even micro-organisms like bacteria and pyrogens cannot penetrate.

The treated water (the permeate) is collected in a reservoir tank, where it will be pumped to the user installation. The reject water (the concentrate) will flow to the drain. The permeate (pure water) production rate is normally 70% to 75% of the feed flow with the concentrate (wastewater) being 25% to 30%, these figures are based on a softened water feed.

The reverse osmosis process will also remove bacteria, pyrogens and yeast cells. However, to keep the water in this clean state, further treatment may be required. The RO-2700 range includes PLC with HMI panel, which comes with trending and data logging capabilities.
